The professional tenant will now use their time efficiently and search for their property online rather than coming into our office. The only professional tenants that generally come into the office looking for rental properties are people who are relocating to the area.
It still amazes me that the majority of letting agents will market a property with a couple of pictures and a couple of sentences as a description.
To make your property stand out we prepare full particulars of each property with room dimensions and where possible, a picture of each room in the property. This works two ways; it saves time for the prospective tenant, if that property does not meet their requirements by wasting their time to view it. Plus, our time doing viewings that won’t be suitable for the client. Lastly most viewings are carried out in the last month of the tenancy and it disturbs your tenant less by having fewer viewings, which means they are happier tenants on checkout.
The other thing is... ‘where are these professional tenants looking’? As we’ve already mentioned, we know they’re looking online. So, your property is advertised on Rightmove with a featured listing, to make it stand out. It will also be advertised via “On The Market”, which is the UK’s fastest growing property website. Along with colour particulars in our display area in our high street premises, we use social media such as Facebook and Twitter. And finally, the full details are also on our website which is regularly used by tenants to find properties. We are ranked on the first page of Google.
By marketing your property in this way, we aim to get the pick of the tenants and choose the correct professional tenant for you and reach a wider audience of clients too.
